Effective Date: May 1, 2026
Welcome to DSM Radon Lab. These Terms and Conditions ("Terms") govern your use of dsmradonlab.com and any services provided by DSM Radon Lab ("DSM Radon Lab," "we," "our," or "us").
By accessing our website or using our services, you agree to these Terms.
1. Services
DSM Radon Lab provides residential radon measurement and testing services. We do not provide radon mitigation or construction services unless explicitly stated otherwise.
Radon test results reflect conditions observed during the testing period only and may vary over time due to weather, occupancy, ventilation, structural changes, seasonal conditions, and other environmental factors.
2. Scheduling and Access
Customers agree to:
- Provide accurate contact and property information
- Ensure safe and reasonable access to the property
- Maintain testing conditions when required
- Follow any closed-house instructions provided during short-term testing
Failure to maintain required testing conditions may invalidate test results.
DSM Radon Lab reserves the right to reschedule or cancel appointments due to weather, unsafe conditions, equipment issues, scheduling conflicts, or other circumstances beyond our control.
3. Closed House Conditions and Test Validity
Certain radon tests require "closed house conditions" in accordance with EPA and industry testing protocols. Unless otherwise specified, closed house conditions must begin at least 12 hours prior to the start of the test and be maintained throughout the testing period.
Closed house conditions generally include:
- Keeping all exterior windows closed
- Keeping exterior doors closed except for normal entry and exit
- Operating heating and cooling systems under normal occupied conditions
- Not operating whole-house fans or other ventilation systems designed to exchange indoor and outdoor air
Failure to maintain required testing conditions may invalidate test results.
Examples of conditions that may invalidate a test include, but are not limited to:
- Windows left open
- Exterior doors left open for extended periods
- Operation of whole-house fans or excessive ventilation
- Tampering with or moving testing equipment
- Power interruption to monitoring equipment
- Any activity or condition that may interfere with accurate measurement results
If a test is invalidated due to failure to maintain required testing conditions or due to customer, occupant, or third-party interference, the original testing fee remains due and non-refundable. Any requested retesting may require an additional service fee.
4. Equipment Responsibility
DSM Radon Lab may place professional radon testing equipment within the property during the testing period. Customers are responsible for taking reasonable care to protect testing equipment from loss, theft, tampering, misuse, or damage while the equipment is located on the property.
Customers may be held responsible for repair or replacement costs for equipment that is lost, stolen, intentionally damaged, materially tampered with, or damaged while under the customer’s control or on the customer’s property. Replacement or repair charges may be assessed up to the full replacement value of the affected equipment.
Normal wear and ordinary operation during proper use are excluded.
5. Payment Terms
Payment may be required before, during, or after services are rendered depending on the booking method selected.
Accepted payment methods may include:
